A Personal Proposal from Richard Pekala

Give Me the Opportunity to Build the Whole System.

You have now seen the three individual proposals:

  • The Faber Operating System
  • The Search Engine Program
  • The Faber Website Rebuild

Each proposal solves a different problem.

The automation gives your company operational control.

The website gives Faber a professional communication environment.

The SEO program helps the right borrowers, partners, and markets find the company.

My complete proposal is to stop treating them as three disconnected projects and build the environment they create together.

Why I Am Making This Offer Now

For the last seven months, I have been launching and developing a company of my own.

Four weeks ago, that business began gaining real momentum. That is exciting, but it has also brought me to a decision point. I can continue dividing my time among smaller projects, or I can deliberately clear my schedule and pour my attention into one substantial build that genuinely interests me.

Faber is that kind of project.

It combines the work I am best at and most excited about:

  • Understanding how a business actually operates
  • Finding where information and opportunity are being lost
  • Building practical automation
  • Designing management dashboards
  • Connecting people, processes, and communication
  • Creating websites that become working business environments
  • Building search systems around genuine market opportunities
  • Giving an owner one place to see and control the company

I do not see Faber as another website client.

I see the opportunity to build an operating environment with you that can continue becoming more useful for years.

What I Mean by an Operating Environment

The website is not merely the public face of the business.

It becomes the front door to a larger system.

From one controlled environment, you can ultimately access:

  • Business analytics
  • Current opportunities
  • Agent activity
  • Pipeline status
  • Documents and secure links
  • Management reporting
  • Website performance
  • Search-engine reporting
  • Competitor intelligence
  • Project updates
  • Internal communication
  • Approval requests
  • Training material
  • Future tools and integrations

The public visitor sees Faber Capital Resources.

You and the authorized team see the company’s control panel.

That is the larger system I want to begin building.

It is similar to the logic behind a well-organized WordPress administration area: the public sees the finished experience while the owner signs into the environment that controls it.

Faber’s version will be built around lending operations, agents, borrowers, partners, marketing, and management.

Practical Artificial Intelligence

Artificial intelligence should not be placed inside a company merely because it is fashionable.

It should perform defined, practical work.

Within boundaries approved by you and the appropriate security professionals, AI can eventually help:

  • Organize approved information
  • Identify missing information
  • Summarize workflow activity
  • Detect stalled opportunities
  • Prepare internal management updates
  • Monitor website and search performance
  • Compare competitor activity
  • Assist with approved communications
  • Surface decisions requiring human attention

It will not replace your judgment.

It will help ensure that your attention reaches the places where your judgment is needed.

The objective is not to give AI control.

The objective is to give you greater control.

What You Receive

The Faber Operating System

A complete GoHighLevel agency environment built around:

  • Faber’s agents
  • Lead intake
  • Opportunity ownership
  • Pipeline movement
  • Borrower and property records
  • Product and lender selection
  • Terms and follow-up
  • Documents and conditions
  • Communication
  • Management visibility
  • Reporting
  • Security boundaries
  • Training and deployment

The Faber Website

A professionally rebuilt website that:

  • Clarifies the company
  • Presents its funding programs correctly
  • Strengthens trust
  • Creates better borrower pathways
  • Supports case studies and resources
  • Connects inquiries to the operating system
  • Gives you a working communication portal
  • Belongs to Faber

The Faber Search Program

A supervised SEO operation that:

  • Studies the market
  • Monitors competitors
  • Builds the correct search architecture
  • Develops program and location pages
  • Strengthens local visibility
  • Manages useful content
  • Audits activity every two to three days
  • Reports what is changing
  • Continues moving while competitors react

My Commitment

If you accept the complete proposal, I will clear competing project work from my schedule and make Faber my primary build.

The core automation remains a six-week concentrated engagement.

The complete connected environment—including implementation, website work, search foundation, testing, and activation—is expected to require approximately eight to ten weeks.

I will work until the agreed system is built, tested, documented, and ready for the company to use.

That commitment includes:

  • Approximately 60 hours per week during the primary automation build
  • Remote work
  • On-site availability when it advances the project
  • Direct collaboration with you
  • Team discovery and training
  • Weekly progress communication
  • Your approval at major decision points
  • Testing against real transactions
  • Correction during live implementation
  • Four weeks of post-deployment support

Your business becomes my primary working responsibility during the build.

Why the Complete Build Is Better

The three services remain available separately.

But when they are built together, we avoid duplicated work and disconnected decisions.

  • The website knows what information the operating system needs.
  • The operating system knows where website and search leads came from.
  • SEO knows which pages produce qualified opportunities.
  • Management can see which sources advance toward funded transactions.
  • Case studies can support the website, SEO, agents, and referral partners simultaneously.
  • The dashboard becomes the communication layer connecting all three.

That is where the complete package becomes more valuable than the sum of its parts.

Ongoing SEO and maintenance remain separate:

It does not reduce the scope.

This schedule totals $16,499.

If you prefer simpler terms, the payment schedule can be finalized in the written agreement.

What Happens When You Say Yes

We do not immediately turn on a collection of automations.

We begin with the company.

First Working Session

You identify:

  • The team
  • The primary roles
  • The current systems
  • The immediate operational problems
  • The first pipeline
  • The most important management view
  • The security professionals who should participate
  • One funded transaction
  • One delayed transaction
  • One lost transaction

First Deliverable

Richard returns a corrected operating map for your approval.

First Build

Once the map is approved, the GoHighLevel agency environment, working dashboard, website communication portal, and initial search foundation begin developing together.

You see the project as it is built.

Nothing important is assumed to be final without your review.

What I Hope This Becomes

I am not asking you to accept a promise that I will immediately understand every part of private lending better than the people already performing it.

I am asking for the opportunity to combine their industry knowledge with my ability to study systems, solve problems, build technology, organize communication, and stay with difficult software until it works.

If we do this properly, Faber will become more than a completed project.

It can become the first major financial-industry implementation of a larger operating model I intend to keep developing.

You receive concentrated founder-level work now.

I receive the opportunity to prove what this system can become inside a serious company.

If the work produces the value I believe it can, I hope Faber remains one of my most important long-term clients and collaborators.

That is the alignment behind this offer.

Thank You

Thank you again for considering this opportunity.

I am genuinely excited about the possibility of working inside Faber Capital Resources, learning the operation properly, and building a system that your company can continue using and improving long after the original project is complete.

You identified the right problem.

I believe I am arriving at the right point in my own work to give it the attention it deserves.

If you are ready, I would be honored to build it with you.
